There are many things that don’t increase the value of your North Scottsdale home for sale. If you’re not planning to stay in your home for long, you might be disappointed to know how many home improvement projects you won’t get your money out of when it comes time to sell. 

 

Extensive Professional Landscaping

Extensive landscaping does not add value to your North Scottsdale home for sale. Even if you put in a waterfall, Koi pond, or other aesthetic amenities, it won’t boost the value of your home. Since landscaping is a personal choice, potential buyers usually have their own ideas and don’t want to pay extra for your added features. 

 

Upgrading Electrical or Plumbing 

If you have an older home, paying a lot of money to install copper plumbing or replacing the sewer will not get you more money when it comes time to sell your North Scottsdale home. Even upgrading the electrical system won’t help since all of these improvements are considered maintenance. 

 

New Roof, Gutters or HVAC

No doubt, potential buyers might like a home with a new roof or A/C but they’re not willing to pay extra for your North Scottsdale home for sale, as a result. Even if you replace a roof that’s older than 30 years, that is considered a maintenance issue. 

 

Swimming Pool 

While swimming pools are popular in the valley, especially with North Scottsdale homes for sale, you won’t get the cost and expense out of installing one or even a spa. While it may make your home more appealing to a potential buyer, they won’t pay extra for a home with one. 

 

Making Dated Improvements

Stainless steel appliances are in, especially among millennials. So, while you might prefer white appliances or some other color that is dated, keep in mind, it’s not going to help sell your North Scottsdale home and you certainly won’t recoup your money. The same thing with carpeting unless it’s high-end. Even some ceramic flooring has lost its appeal. 

 

Painting Your House

Although painting is important and is the single most cost-effective home improvement you can make before selling your North Scottsdale home, it won’t get you any bang for your buck. Painting the exterior or interior makes a home more attractive to buyers, but an appraiser won’t boost the price for a new paint job. 

 

While home improvements can definitely make a home more appealing to potential buyers, unfortunately, you won’t get your money out of most of them.
