The website says to determine the average number days on the market yourself, pick a month and figure out the day each home goes on the market and then count the days to pending.  Next, add those days and divide by the number of homes.

So, what makes a house sell fast?  Well, it could be sheer luck.  You might just list your house when a specific buyer is looking.  But usually, it depends on the following 3 factors: 


PRICE

One strategy is to list your house a little under market value.  You should be able to get multiple offers using this strategy.  But price range makes a difference.  If you have a higher priced home, it’s going to take longer to sell since there are fewer buyers. 

LOCATION

It’s true, location, location, location does matter.  If your home is in a highly desirable neighborhood in a great school district, there’ll be more demand. 


CONDITION


If your hope is in great condition, it’ll definitely sell much faster than other homes in need of repairs.  Also, remove any clutter.  If your home is messy, buyers might not be able to imagine themselves living there and, therefore, won’t make an offer.


Keep in mind, market temperature impacts the length of time it takes to sell a house.  About.com says in seller’s markets, homes tend to sell faster due to fewer sellers and more buyers.  Bidding wars can even result.  Homes usually sell in less than a week in this type of market. 


In buyer’s markets, buyers can take their time due to more choices.  Sellers must have patience in a buyer’s market.
